Innovative 16 bed slow stream high dependency residential health unit with day care facility, 4 clusters of 4 bedrooms around a central courtyard with day rooms. The building design supports the clinical model of care and care pathway for residents. The gardens were designed as an integral part of the care pathway. Existing mains infrastructure serving the hospital was replaced at the same time.
Fit Out Project Value
All furnished and equipment was designed and procured under the contract.
Procurement
The facility was developed under NHS Estates’ Procure 21 partnership framework agreement using a Guaranteed Maximum Price contract.

Health Planners, Concept Architects, Project Managers, Contract Administrator, advisor on claim for zero rating for VAT.
Timescale
Full Business Case approved by Strategic Health Authority October 2003; P21 Partner appointed February 2004; GMP contract signed April 2004; works commenced on site following decanting May 2004; completion and occupation to programme in May 2005.
Evaluation
Innovative design, successfully developed under a GMP Form of Contract, where the partner contractor completed the design following approval of the Outline Business Case. The project was completed and handed over fully furnished, on time and under budget. The Trust was successful in reclaiming all VAT.
