Refurbishment and radical remodelling of existing ground, mezzanine, fourth and fifth floors of an office building near Seven Dials in London.  High quality office fit out of 27,000sqft London headquarters with new recording studio facility.  Construction period on site 13 weeks for the office fit out and 6 weeks for the recording studio.  Procurement method: negotiation with selected design and build contractor.

Radical refurbishment of Grade II Listed office building in Cavendish Square, London for owner occupier, including medium / high quality internal finishes, comfort cooling including meeting rooms, office areas and break out space etc. Approximate construction value £1.35m with a construction period on site of 9 months, approximate gross internal floor area 12,780ft2.

We provided Cost Management Services for the interior fit-out of approximately 3,000sq ft of office space on the 20th floor of the Millbank Tower in London.

The construction cost was circa £500k and the period on site was 12 weeks utilising a client bespoke form of building contract, including careful liaison with the landlord to ensure all of their and adjoining tenants’ needs and requirements were met during the construction process.

We provided quantity surveying services for a £2.46m office fit out design and build project for our client London Marathon at their offices in Great Dover Street.

Our focus was mainly on the ground to second floors, where we designed and built a new reception area, offices, meeting room and board rooms, including an extension of the ground floor office space to accommodate a new break out area.

We were also required to negotiate with the incoming tenant for areas on the third to fifth floors to be sub-let and hold difficult negotiations for a new electrical sub-station with new windows.

We worked with our client Pret a Manger on the space audit, feasibility, landlord negotiations, design, cost management and subsequent relocation to new 40,000ft² headquarters in London Victoria.
